‘The Bristol Apartments project involved 42 new apartments over five storeys and a split-level basement with car stackers. Five unique apartments are housed within the completely refurbished former heritage listed hotel building.
Project challenges:
A subtle change in floor levels to divert overland flow around the triangular-shaped apartment building without flooding the ground floor apartments or basement
A bespoke substation hidden in the basement, with access through a gattic in the basement ramp
Flying beams to support the otherwise cantilevered structure necessary to achieve the required five metre clearance
Project features:
External masonry walls were maintained and locally rebuilt, whilst the original timber ground and first floor were removed and replaced with suspended fire-rated slabs
The original 100 year old structural steel was reused to support the new first floor slab, which required special details to support the original first floor fireplaces and new stepped slab
The original timber roof was in excellent condition for its age, and wholly retained, with local modifications to allow for continuous fire-rated walls to extend to the underside of the tiles
The parapet and chimneys above roof level were provided with additional steel restraints’
